Adding Amenities to our AirBnB

For my first post on our properties, I want to take you through our attempts to increase our revenue and bookings in one of our properties. To be clear, we currently have 2 properties that we primarily use as airbnbs. Mickeys Happy Place is our first one near Disney World in Florida. MileHighRetreat is a property for largers groups we own in the Denver Colorado area. It is this property that this blog is focusing on.

MileHighRetreat is a five bedroom 3.5 bath property with a large backyard with lots of area for families and groups of friends to entertain. In fact that is our target audience, larger families, groups coming into town for events or to take in that Denver lifestyle. We remodeled the kitchen and basement for maximum space. We have a great entertainment room with a home theater, a video game console, and areas to play card games. But we felt we needed to add more Amenities to differ our house from others in the area.

We decided to add a hot tub! This blog is the first in the series to help other investors as they work on their airbnb strategy. Besides the hot tub, we have to come up with the look in the backyard and placement of the amenity. Our criteria for the amenity were as follows:

  • Durability
  • Available Maintainence
  • Ease of use for Guests
  • Within our budget (including setup)

We selected the eco 5 from a local hot tub vendor. Our expectation is around $30-$75 per night extra charge. And we hope to see around 30% more bookings. The rest of the series will be informative around these issues. Below is a picture of the model of our hot tub. We plan to have future posts answer questions on the design of the space, and how the new amenity affects our booking expectations. I hope other STR owners find this information helpful.
